One of the things we see, too often, are property listings that leave out really important information such as the features that buyers and renters are really looking for. These are the features that increase inquiries when included in a property description (online or in print).
So in no particular order these are features that buyers love and are often not included in property descriptions.
Views. If you have a listing with great views emphasize this in the headline. My apartment overlooks the Dubai Marina. However, when I found the property online the headline was simply 1 bedroom in Dubai Marina. Umm, that should have been “1 bedroom apartment with unbelievable view of Dubai Marina.” And yes, the photo on this blog is my view.
Storage. Maybe you have a fairly nondescript listing that doesn’t really have a lot of “oomph.” Does it have great big wardrobes and lots of cabinet space? Highlight this in the text of the ad. People love to store things out of site and this is an often overlooked amenity to add to your marketing description. Don’t forget to highlight built in bookshelves or garage organizer systems.
Location. All too often, we see people plug in the name of the location without focusing on what is around that location. What sounds better, “Apartment for rent in Dubai Marina” or ”Apartment for rent Dubai Marina – This fabulous apartment is a ten minute walk to both the beach and Dubai Marina Metro Station. Located on the Marina Walk, there are restaurants, cafes and shops literally on your doorstep. This apartment is located between Sufouh Road and Sheikh Zayed Road offering easy access to all parts of Dubai.” This added information could take the apartment for rent in Dubai Marina into a “must see” apartment. Relocating buyers are often really unfamiliar with neighborhoods and really appreciate and seek this type of information.
Amenities. Make sure to highlight gyms, pools, energy efficiencies and outdoor living spaces. Many people have decks and balconies as must haves and if a listing does not highlight this, they simply move on.
Spend a little bit of time writing better property description and you will spend a lot more time showing, renting and selling properties as well.
