Whether you have received a lead from listaproperty.com, your own website or another real estate website, how you respond to an inquiry is invaluable. There simply is no way of knowing if someone is a serious buyer or just strolling through the internet dreaming of home ownership. However, all inquiries can turn into business. We offer the following tips for turning a casual looker into a lead.
Tip 1. Respond to every inquiry quickly, professionally and treat client as if they are an interested buyer, seller or renter. If they give you a phone number, call them. They gave you their number for a reason.
Tip 2. Write your auto response carefully. Consider the difference between the following two:
“Thanks for your interest in our online services. One of our sales representatives will contact you shortly.”
“Thanks for your email. I may be with a client, so please call me for more immediate assistance (insert number). Or visit www. (insert your website here) to search thousands of homes. Thank you, (insert name).“
Tip 3. Respond to every email and every phone message within 3 hours (less is ideal). Rarely does someone only inquire on one property. The agent that is the first to respond often wins the deal. Even if there is no sale, there is contact and that might turn into a future sale or a referral.
Tip 4. Have a variety of similar properties in mind when you do call and have their listing numbers available. There is a huge a difference between calling and giving information on one house and calling and having information on a variety of properties that are in the similar area and price range. I know which agent I’d prefer to work with.
Tip 5. Have an about us section on your website and make it positive. Again, consider the difference between the two about us sections:
“established in 2007, xyz is the market leader in real estate. We aim to find you a dream home.”
“A real estate brokerage with over 20 years experience in the market. We focus on exemplary customer service, always putting our clients first. We are here to help you find your dream home or sell your current home. As Beirut locals, we know this market and can provide you with in-depth knowledge about every neighborhood. Have questions about local schools? Ask us. Want to know about the restaurant scene in a particular neighborhood? We know that too. Need to know where the closest gym is? We can answer that. Call us today to set up an appointment.”
