Here at Listaproperty we preach the importance of photos. So why am I writing a blog about how photos can hurt your listing? Because poor quality photos or missing photos can actually move a potential buyer away from your listing. See our handy list of commonly made mistakes. And avoid them.
Mistake 1. Having no photo or one lonely photo. Serious buyers want to know what the property looks like. One exterior shot does not cut it. Nor does a photo of your company logo. Buyers (and renters) need to be enticed to call or email about your property. List ten quality photos.
Mistake 2. Dimly lit photos. Remember your online listing is competing with every other listing. It is a way of making your property look like a dream. Grainy, poorly lit, heavily watermarked photos tend to look dreary. And you only have one chance to make a great first impression. Do it with quality photos.
Mistake 3. Not showing what people want to see. Just because we say ten photos does not mean you are off the hook with just any ten photos. Ten exterior shots and no interior shots makes a buyer wonder what you are hiding. Buyers want to see the following: bathrooms, kitchens, outdoor living spaces, wardrobes and storage, and master bedrooms.
Mistake 4: Too much stuff. Clutter is a big turn off. People are looking for a dream property. They are not looking for your collection of chairs, clocks or fridge magnets. If you want photos to work for you, you need to simplify the space. A few simple rules:
- Clear off all counter spaces and all furniture surfaces (everything off bathroom and kitchen counters, no laundry on dressers or tables, knick knacks removed, etc.).
- Remove cars from garage or driveway.
- Remove clutter from yard or balcony
