Are you about to put your house on the market? It’s more work than just taking a few photos and slapping a “for sale” sign in front. You must make sure it appeals to buyers both inside and out. However, preparing your house for sale doesn’t have to cost thousands of dollars, pounds, euros or dirhams. There are loads of inexpensive fixes you can do to make your house stand out and improve its appeal. So in no particular order, we present budget improvements.
Improvement 1. Make the walls neutral. All the walls should be the same color. If the bedrooms are blue, the living room yellow and the kitchen green, this is the time to pick a nice neutral color and make sure all the walls match. This really gives the entire house a fresh look and is not expensive to do. This improvement is a MUST. If you have wallpaper, it is time to have a professional come in and remove the wallpaper. Wallpaper is a very tough sell these days.
Improvement 2. It is 2013 – is your kitchen? Now, we are not saying remodel the entire kitchen. We are saying, focus on small things that will make your kitchen feel modern. Are the cabinets outdated? You do not have to replace them (unless they are in bad shape) you can replace the knobs and paint the cabinets. This will give a modern look for not a lot of money. Invest in a new modern faucet as well.
Improvement 3. Do you have a yard? If so, make sure it is great shape. This is the time to consider a professional to remove weeds, replace patches that are missing grass and trim the trees. Some potted flowers on the porch and walkways are a great way to increase curb appeal. All children’s toys and swing sets should be removed and placed in storage.
Improvement 4. Make sure the front door is appealing. This is especially true for houses that have exterior doors that might be weathered. If the door is weathered, paint it for a clean look. If it has dents or scratches, replace it with a new one.
Improvement 5. Inexpensive environmentally friendly upgrades. No, we do not mean solar panels. We mean low-flow showerheads in the bathrooms and energy efficient windows if your house gets afternoon sun. Also, make sure your windows are not cracked or leaking. If so, replace or make the necessary fixes.
Improvement 6. Upgrade the bathroom for not a lot of money. Again, we are not saying a complete remodel. But look at counters and cabinets. You may need to refinish them to bring them up-to-date. Make sure the shower curtain is modern and new. And check the caulking around the tub and or shower.
Improvement 7: The floor. Always make sure the floors are revived. If you have carpet, you need to call a professional deep-cleaning service to remove any stains or odors (you might not notice any odor, but buyers will). Hardwood floors should be refinished and broken or loose tiles should be replaced. You want to give the illusion that the floors are new.
